Eviction/Unlawful Detainer is a legal process by which a landlord may terminate a tenant’s right to remain on the rental property. Ultimately, the tenant may be forcibly removed from the property by the sheriff or other law enforcement official; however, doing so requires a formal court order.
A tenant can be evicted for numerous reasons, but typically evictions take place where the tenant is in violation of one or more provisions of the lease agreement. Valid reasons for eviction may include:
- Failure to pay rent on time
- Harboring pets or persons not authorized to reside at the premises under the lease
- llegal or criminal activity taking place within the rental premises

For a Landlord (Evict a Party from a Property)
Our Eviction/Unlawful Detainer service is a multi-step process and is only for the procession of property. It consists of:
- Preparation and serving of the 3 Day Notice – $250. This must be done prior to preparing and filing the Eviction/Unlawful Detainer paperwork
- Preparation and filing of the Eviction/Unlawful Detainer paperwork – $750 plus the $435 court filing fee and $150 process serving fee
- If the Tenant does not file an Answer, preparation and filing of the Default Judgment – $750
- After the Judgment is received, filing the Writ with the Sheriff’s department for execution – $500
For a Tenant (Prepare an Answer to an Eviction Notice)
Our Eviction/Unlawful Detainer service consists of the preparation and filing of an Answer to having been served with an Eviction/Unlawful Detainer. The cost for this service is $750 plus the $435 court filing fee.
